What Maintenance is Involved for Commercial, Flat Roofs?
The facility in the image looks like it has multiple types of roofing systems, so it's very important that whoever's doing the maintenance for that facility is knowledgeable in both systems.
There's a single ply system up on the upper roof in the back and a single ply is more of a range of a modified route from the front. The single ply in the back has a lot of units that need to be flashed and there's some internal drains. Periodically, you should walk through to make sure that drains aren’t clogged and all of the flashing units are properly sealed. It's very important.
What unique things do restaurant’s need to consider with their flat roof?
A lot of building owners don't even realize that the grease hoods up on top of the roof systems can be detrimental to the type of systems underneath it, like an EPDM Rubber roof. These types of roof systems are very susceptible to animal backlash. They eat that roofing away so around the exhaust vents, they need to have grease traps.
We see more and more specifications for restaurants using any TPO, which is a thermoplastic system, which isn't as susceptible.
