Before we jump in, we want to talk to you a little bit about West Side roofing. Chris is one of the original sons, his father had the business back in the 50's and he basically grew up in roofing. This house doesn't look like it really has the “traditional” shingles. This house is a higher-end home located in the Westlake area, west of Cleveland. This is a composite tile made to look like the old Ludowici tile, which is made in Southern Ohio, and those tiles are used all around the world. We actually manufactured this roof to look like that. It's a durable product that carries a 50-year warranty.
The underlayment is the key part of this roof, that protects against water and aids against severe weather. We also have a high temperature ice guard that was used. All the flashings are .032, which is commercial grade, all new gutters are also .032 – everything's higher-end to match the length of a 50 year roof.
A quality ice guard in this climates is a pretty big benefit for your roof, especially in Cleveland, Ohio. You have your basic ice guard, then a mid range, and finally a high end which means it's built for the high or extreme temperatures. The highest end products we use are from CertainTeed, GAF, and Grace. While this home used a composite shingle, we would use these products with a dimensional as well. Chris would definitely use a high-end material on slate, tile, composite roofing, EchoStar, and any of these manufactured products. Your architectural shingles, which are being used day in and day out, we determine the materials depending on the situation. If you've had ice back up before then I tend to use a higher grade.
This is more of an investment than standard shingles. You are probably looking at about 3-4x the cost, depending on the pitch and how many dormers, chimneys, and things like that that come into play. On a house like this, cosmetic appeal curb appeal was very important to the customer.
The benefit is not only in cosmetic appeal. This roof used high-end materials and the customer should get a true 50 years out of that roof.
