Obvious Signs That You Need a New Roof

Your home's roofing system is the closest thing your home has to a shield against the harsh elements. While roofs are designed for maximum durability, there will still be a time when your roof has to be replaced because of all the wear and tear it had to put up with over the years. Once you see the obvious signs of an aging roof, you need to have it replaced as soon as possible.

Signs Your ROof is Old | West Side Roofing

West Side Roofing talks about those signs:

Your Roof Is Old

All roofing systems have a set lifespan that depends on climate, the type of roof design and the material used to make them. A typical asphalt shingle roof can last anywhere between 20 to 30 years. A roof past is lifespan is more likely to suffer from structural problems, even if it looks fine. If you don't want to be faced with the risk of constant problems – or worse, a roof collapse – you have to get your roof replaced.

Moss on the Surface

Moss and algae tend to build up in areas of the roof where moisture gets stuck. While this kind of problem is mostly a cosmetic issue, roofers say that scraping it off with a brush or a power washer is not a good idea because it also affects the asphalt layer of the shingles. The best way to deal with algae or moss buildup is to prevent them from showing up in the first place. Our algae-resistant shingles are a good start.

Shingles Are Warped or Curled

Over time, shingles can suffer from cupping or clawing. Cupping looks like the edges and corners of your shingles start curving upwards while clawing looks like the shingle is bulging from the middle. If these problems show up, they can create gaps in your roof's outer surface, allowing water to seep into your home and cause leaks. The best way to deal with this is to get rid of the old shingles and replace them with a layer of new ones.

Gutter Granules

Remember that part about shingles having an asphalt layer? Over time, strong wind and water runoff from rain can erode that layer and cause asphalt granules to accumulate in the gutter. If you see something similar to course, black sand running along the gutters, it means your roofing system's main form of protection is already getting stripped off, and your home is now vulnerable until you have those shingles replaced.

Residential roof tear-off and cleanup A roof tear off is one of the biggest residential service we offer home and condo owners. If we find that your roof only has one layer of shingle down, were going to recommend an entire tear-off. A complete tear-off can get messy. When it comes time to remove your roof, there is typically a ton of nails, a bunch of debris from the shingles - its the biggest part of the job. To keep your yard clean, we put protective grounds down. We use tarps, plywood, well lean sheeting board on the house to cover over top of the bushes - we really just take the extra precautionary steps so that nothing gets damaged during the tear-off process. One thing that has really revolutionized the tear-off process is the equipter. We have invested in numerous equipters to keep our job sites clean. What is an equipter? An equipter is a mobile trash/dumpster unit. This allows us to actually drive a dumpster around the property and move around to where we are removing your

commercial steep slope roof maintenance What Do I Need to Know About Steep Slope Roofing? We typically see steep slope roofs on commercial buildings like large scale condominium complexes, schools, or even hospitals. A lot of these establishments will have shingles or steep slope materials. For the most part, steep slope roofs do not require as much maintenance as a single ply or flat roof commercial roofing system, but its still important to take preventative measures. We recommend checking the sealant around flashings and plumbing stacks and making sure the gutters are cleared out. In our experience, weve found that unit owners call us when theyve identified a problem instead of calling us beforehand to do routine checks. Once a problem is identified, were able to go out to really diagnose to find where the defect is. Our team of experts suggest having someone walk your steep slope commercial roof and make sure there is not a problem once or twice a year. By having commercial steep
